Affiliated Appraisers like other appraisal firms and a wide variety of other providers of financial services, is required by the Gramm-Leach-Bliley Act (GLBA) to inform clients of our policies regarding the collection of non-public personal information during the appraisal process.
State Licensed/Certified Appraisers have been and continue to be bound by the Uniform Standards of Professional Appraisal Practice (USPAP) and the Ethics Rule which consists of conduct, management, confidentiality, and record keeping sections. These rules and standards are more stringent than those required by law, and we take these rules seriously. Any private or confidential information which the clients provide to us will be held in the esteem it deserves and will not be made available to other parties under any circumstances unless specifically requested by the client, in writing.
The process of appraising real estate of providing consulting services frequently requires access to confidential information. The product, whether it is an appraisal or a consultation report, is by its very nature a confidential document. While gathering such information is necessary part of the process, so to is the maintenance of confidentiality and privacy. A fiduciary relationship is established between us, the identified client, and intended users as established by the Ethics Rule that is an integral part of the Uniform Standards of Professional Appraisal Practice (USPAP).
We are also required to maintain records, which is done primarily in a digital format but also in a paper file to the extent necessary. These files are safeguarded and maintained for the requisite number of years.
